CITY OF ROYAL OAK PUBLIC HEARING NOTICE NOTICE is hereby given that the Royal Oak Zoning Board of Appeals will hold an in-person meeting on Thursday, May 14, 2026, at 7:00 p.m. in the City Commission Chambers, Room 121, City Hall, 203 S. Troy St., Royal Oak, Michigan, to conduct a public hearing on the following appeal: Case No. 26-05-07 – Public hearing on the appeal of JCS Building LLC, petitioner & Allan Van Ryckegham, owner, for the following variances: (a) alter/expand a non-conforming structure in a non-conforming manner, (b) waive an additional 2.53% (146 sq. ft.) of the maximum allowable accessory lot coverage of 10% for an accessory building to permit a 146 sq. ft. addition to an existing 588 sq. ft. detached garage / accessory building at 1027 Edgewood Dr. (25-16-257-017). Case No. 26-05-09 – Public hearing on the appeal of Joel Wollborg, petitioner & owner, for the following variance: (a) waive 416 sq. ft. of the maximum permitted usable floor area of 3,500 sq. ft. for a single-family dwelling to permit construction of a new two-story single-family dwelling with attached garage / accessory building at 1233 Etowah Ave. (25-22-455-013). Case No. 26-05-10 – Public hearing on the appeal of Seth P. Tompkins, Esq. PLLC, petitioner & The D Boys III LLC, owner, for the following variances: (a) waive the requirement that containers shall be consolidated with a development to minimize the number of collection sites and located so as to reasonably equalize the distance from the building they serve, (b) waive the requirement that containers and enclosures shall be located away from public view insofar as possible and on that side which is opposite or at the maximum distance possible from adjacent residential uses, (c) waive the requirement that containers and enclosures shall be situated so that they do not cause excessive nuisance or offense to occupants of nearby buildings, (d) waive the requirement that concrete pads of appropriate size and construction shall be provided for containers or groups of containers to permit the relocation of waste receptacles and construct a new waste receptacle enclosure for an apartment complex at 29350 Woodward Ave. (25-08-451-023).
