ZBA #26-002 WILLIAM AUSTERBERRY; 52810 Blue Ridge Drive, Parcel No. 23-07-18-226-021, located south of 24 Mile Road, west of Shelby Road. Requesting a variance to Zoning Ordinance No. 212.140, Section 3.38.F to permit a generator to encroach into the five-foot required side yard setback (3 feet, 2 inches proposed). 2. ZBA #26-003 ABRAHAM MONJARAS-DOMINGUEZ; 47585 Greenview Road, Parcel No. 23-07-29-305-041, located north of Auburn Road, east of Ryan Road. Requesting a variance to Code of Ordinances., Chapter 10, Article VIII, Section 10-324(b) to permit a fence to encroach into the front yard setback and a variance to Zoning Ordinance No. 212.140, Section 3.38.E.1.b to permit a covered porch to project more than six feet into the required front yard setback (6 feet, 8 inches proposed). 3. Requesting a variance to Zoning Ordinance No. 212.140, Section 5.2.A.4.b to permit an accessory structure to exceed the allowable height of 15 feet (21 feet, 6 inches proposed). 4. ZBA #26-006 ABRAHIM MCHAIMECH (4 Tech Signs for Shelby Banquet Center); 50265 Van Dyke Avenue, Parcel No. 23-07-21-276-015, located south of 23 Mile Road, on the west side of Van Dyke Avenue. Requesting two variances to Zoning Ordinance No. 212.140, Section 5.24.B.2.a(1) to permit more than one wall sign (2 proposed) and Section 5.24.B.2.o(1) to permit a wall sign to exceed 50 square feet (128.16 proposed). 5. ZBA #26-007 SCOTT KREUTZER (Shelby 23, LLC for SAPA Transmission); 50770 Birch Drive, Parcel No. 23-07-24-203-001, located on the south side of 23 Mile Road, west of Hayes Road. Requesting two variances to Zoning Ordinance No. 212.140, Section 3.19.D to permit the building height to exceed 35 feet (40 feet proposed) and Section 5.21.B to permit the reduction in required off-street parking spaces (364 required, 282 proposed).
