Requesting a variance to Zoning Ordinance No. 212.140, Section 5.24.D.3 to permit the ground sign to be located within the clear vision triangle and a reduced setback from the center of the road for a ground sign (70 feet required, 66 feet proposed), Section 5.24.B.2.e to permit a ground sign to exceed the allowable area (110 square feet allowed, 144 square feet proposed) and Section 5.24.E.3.c to permit the alteration of a legal nonconforming sign. 2. Requesting a variance to Zoning Ordinance No. 212.140, Section 3.27.A to permit a reduced front yard setback along Vanker Avenue (55 feet required, 40 feet proposed) and Section 3.5.D to permit an increase to the overall lot coverage (30% permitted, 45% proposed). 3. ZBA #25-082 MAZIN NAJOR (Nationwide Equipment, Inc. for Ishtar Meat Market & Fresh Foods); 13440 22 Mile Road, Parcel No. 23-07-26-200-032, located at the southwest corner of 22 Mile Road and Schoenherr Road. Requesting two variances from Zoning Ordinance No. 212.140, Section 5.24.B.2.b(4) to permit multiple wall signs (1 permitted, 3 proposed) and Section 5.24.B.2.n(2) to permit a wall sign to exceed 64 square feet (86 square feet proposed). 4. ZBA #25-083 GARRY POTTS (Professional Permits for CWP West, LLC/Mister Car Wash); 13246 23 Mile Road, Parcel No. 23-07-23-226-009, located on the south side of 23 Mile Road, west of Schoenherr Road. Requesting three variances from Zoning Ordinance No. 212.140, Section 5.24.B.2.a(1) to permit multiple wall signs (1 permitted, 4 proposed), Section 5.24.B.2.h to permit three directional signs to exceed four square feet per side (6 square feet per side proposed), and Section 5.24.D.3 to permit two directional signs to be located within the 25-foot clear vision triangle. 5. ZBA #25-084 PAUL BACKUS; 8400 East Pearson, Parcel No. 23-07-03-151-024, located south of 26 Mile Road, east of Van Dyke Avenue. Requesting a variance to Zoning Ordinance No. 212.140, Section 5.21.B.1.a to permit general storage of trailers and vehicles in the front yard. 6. ZBA #25-085 BRIAN SNIDER; 5120 Neptune Court, Parcel No. 23-07-08-403-007, located north of 24 Mile Road, west of Mound Road. Requesting a variance to Code of Ordinances, Chapter 10, Article VIII, Section 10-324(a) to permit a fence to encroach into the front yard setback.
