Notice of Public Hearing Charter Township of Chesterfield Zoning Board of Appeals PROPOSED ACTION: Consideration of two variance requests pertaining to an industrial building addition on property located on the north side of Terra Industrial Drive, west of Gratiot Avenue. Parcel Number: 15-09-03-302-019. Property Address: 25475 Terra Industrial Drive, Chesterfield, MI 48051. The applicant seeks two variances from the Chesterfield Township Zoning Ordinance that are requested for a proposed industrial building addition. The Zoning Board of Appeals will consider whether to grant the requested variances. VARIANCES REQUESTED: 1. Variance from Section 3.21.B — Relief from the requirement of a 70-foot setback from the centerline of the Terra Industrial Drive right-of-way prohibiting parking within the required front yard. The applicant requests permission to locate parking up to the Terra Industrial Drive right-of-way line. 2. Variance from Section 3.1.21.D — Relief from the 20-foot rear yard setback requirement. A prior variance allowed a 5-foot rear setback; the existing building is approximately 1.7 feet from the rear property line. The applicant requests authorization to match the existing rear yard setback of approximately 1.7 feet for the proposed addition. The Zoning Board of Appeals will hold a public hearing on Wednesday, July 8, 2026 at 7:00 p.m. in connection with the applications and to hear public comments. Subsequent to conducting the public hearing, the Zoning Board of Appeals will determine whether the applicant has satisfied the criteria for the grant of variance approvals. Written comments may be sent by regular mail addressed to the Chesterfield Township Planning Department at 47275 Sugarbush Rd., Chesterfield, MI 48047 until 4:30 p.m. on July 8, 2026.
