NOTICE OF PUBLIC HEARING CITY OF SYLVAN LAKE ZONING BOARD OF APPEALS Notice is hereby given that the City of Sylvan Lake Zoning Board of Appeals will hold two (2) public hearings on July 7, 2026, beginning at 5:00 p.m. or shortly after, at the Sylvan Lake Community Center, 2456 Pontiac Drive, Sylvan Lake, MI 48320. The purpose of these hearings is to receive public comment on variance requests from Sec. 78-296 of the Sylvan Lake Code of Ordinances, for the following applicants: 2231 Garland Parcel 13-36-478-003. A proposed 134 square foot (sf) addition on the rear of the house requires two (2) variances. 1) 3’-1” variance from the required 5’ minimum side yard setback (1’-11” setback proposed) 2) 4’-6” variance from the required 30’ minimum rear yard setback (25’-5” setback proposed) 1517 Lakeview Parcel 13-36-454-002, corner of Lakeview and Pontiac Drive. A proposed attached garage on the south (right-hand when viewed from Lakeview) side of the house requires four (4) variances. 1) 13’-4” variance from the required 30’ minimum front yard setback from Lakeview (16’-8” setback proposed). 2) 19’-6” variance from the required 30’ minimum front yard setback from Pontiac Drive (10’-6” setback proposed). 3) 12.23% (459.4 square feet) variance from the 5% maximum allowable lot coverage (1,314 sf allowed, 1774 sf proposed). 4) 4’ variance from the required minimum 13’ distance between homes (9’ proposed).
