The following appeals will be heard: Appeal No. 26-17: The owner of the property known as 504-506 Townsend requests the following variances to renovate and add an addition to an existing dwelling unit in the R8 zoning district: A. Chapter 126, Article 2, Section 2.20 of the Zoning Ordinance requires one-family dwelling units in the R8 zoning district to be developed to the standards of the R3 zoning district. Chapter 126, Article 4, Section 4.74(C) requires that each residential lot in the R3 zoning district shall provide a minimum distance between principal residential buildings on adjacent lots of 14 feet or 25% of the total lot width, whichever is larger. Thus, the R3 zoning district requires the distance between principal residential buildings to be 19.50 feet. The applicant is proposing a distance between buildings of 16.20 feet. Therefore, a variance of 3.30 feet is being requested. B. Chapter 126, Article 2, Section 2.20 of the Zoning Ordinance requires one-family dwelling units in the R8 zoning district to be developed to the standards of the R3 zoning district. Chapter 126, Article 2, Section 2.10 of the Zoning Ordinance requires the rear yard setback in the R3 zoning district to be a minimum of 30.00 feet. The applicant is proposing a rear yard setback of 20.00 feet. Therefore, a variance of 10.00 feet is being requested. C. Chapter 126, Article 2, Section 2.20 of the Zoning Ordinance requires one-family dwelling units in the R8 zoning district to be developed to the standards of the R3 zoning district. Chapter 126, Article 2, Section 2.10 of the Zoning Ordinance requires the combined front and rear setbacks in the R3 zoning district to be a minimum of 55.00 feet. The applicant is proposing a combined front and rear yard setback of 44.90 feet. Therefore, a variance of 10.10 feet is being requested. Appeal No. 26-18: The owner of the property known as 1982 Haynes requests the following variance to construct a new home with an attached garage: A. Chapter 126, Article 4, Section 4.74(C) of the Zoning Ordinance requires that the minimum distance between principal residential buildings on adjacent lots of 14.00 feet or 25% of total lot width, whichever is larger. The required is 14.00 feet on the west side. The proposed is 12.85 feet.
