CITY OF CLAWSON OAKLAND COUNTY, MICHIGAN ORDINANCE NO. 798 AN ORDINANCE TO AMEND THE CITY OF CLAWSON CODE OF ORDINANCES CHAPTER 34, ARTICLE X, SECTION 3.1.K TO PERMIT DUPLEXES IN THE CMD DISTRICT, SECTION 3.1.M TO PERMIT ADDITIONAL USES IN THE BRD-1 DISTRICT, SECTION 4.29 TO REMOVE SEPARATION STANDARD FOR VETERINARY CLINICS, SECTION 3.1.P TO PERMIT VETERINARY CLINICS IN THE I-1 DISTRICT, SECTION 4.39 TO REMOVE SEPARATION STANDARDS FOR INDOOR RECREATION USES, SECTION 4.42 TO REDUCE SEPARATION STANDARDS FOR AUTO REPAIR USES AND PROVIDE FOR GREATER SCREENING TO RESIDENTIAL USES, AND TO REPEAL SECTION 4.47 The zoning ordinance contains several standards required separation between uses and residential zoning districts. As has been discussed in the past, these separation standards apply to uses where most or all activity is taking place inside a building, and the size of properties in Clawson generally makes them impractical to enforce. In fact, the Zoning Board of Appeals has, in the last several years, granted two variances from the 200-foot separation standard for automobile repair to permit the re-occupancy of existing facilities with new auto repair uses, and also granted a variance from the 100- foot separation standard for veterinary clinics.
