CITY OF ALLEN PARK ZONING BOARD OF APPEALS PUBLIC HEARING NOTICE IS HEREBY GIVEN that there will be a public hearing before the Allen Park Zoning Board of Appeals for the purpose of hearing comments about variances requested for the following property: 17404 O'CONNOR, ALLEN PARK, MI 48101 (30 004 02 0727 000) The property is zoned R1B-Single Family Residential. The applicant is requesting the following variances in order to construct a roof overhang on the northwest side of an existing detached garage on the property, and a detached shed within a public easement on the northeast side of the existing detached garage: 1. A two-foot variance for the roof overhang from Sec. 52-159(2)(b), which establishes that detached accessory structures shall not be closer than two (2) feet to any adjoining side lot line. If approved, a roof overhang with no setback from the side lot line may be permitted. 2. A one-foot variance for the detached shed from Sec. 52-159(2)(b), which establishes that detached accessory structures shall not be closer than one (1) foot from any rear lot line. If approved, a detached shed with no setback from the rear lot line may be permitted. 3. A variance for the detached shed from Sec. 52-159(2)(c), which establishes that detached accessory structures shall not be erected in any public easement or right-of-way. If approved, a detached shed may be permitted within a public easement.
